The Real state market for rental housing is highly competitive, full of vices and most of its advertisement pieces sound like siren calls. None of these, nevertheless, lack explanation: Property owners are bound to invest with caution, they need to hit the target of the particular taste of a potential but undetermined client, but most importantly they seem to be obliged to prescribe furniture and finishes tested against the most indolent of lifestyles

But, in spite of all these, when tackling the design of housing units for rent, can we continue to project them as if we were talking about empty, anodyne and mute containers? Can we still say that not doing anything, not decorating, or not opting for any choice are still the only available strategies when trying to be liked by all or to displease no one?

Even when tight budgets are the standard imposed by very high competitiveness, are we hopelessly doomed to prescribe sloppy, ordinary or out-dated interior design schemes? if we are aiming for young tenants, students or workers, do we forcefully need to appoint everything disposable , all that is cheap or of the lowest quality?

With their latest residential project "Coruña for Rent" Egue y Seta wanted to stand up to these challenges and respond to all previous issues with a resounding but cheerful "no”. The resulting project attempts to reconcile eyes with pockets, proposing spaces of a decidedly young, urban and flexible appeal, which, money wise, have proved tremendously feasible for the owners. If you´ve imagined a hyper-bearded hipster taking up his "fixie" to this attic, we can´t blame you, but feel sorry to say that this house, really at ground floor though bright as those in the fifth level, is currently the home of a barefaced smooth couple who does not love hoarding low tech junk.

As usual, we enter the house through a social area that integrates living room and kitchen in a few square meters. In order to revert the feeling of overly restricted space unnecessary partitions have been demolished opting for a delimitation strategy that has more to do with flooring and furniture than walls. Thus the kitchen is placed over a hydraulic mosaic imitation porcelain tile, which aims to evoke the long architectural heritage of the house, while offering a durable and low maintenance floor but also introducing a colour palette that was used later on other gradient painted vertical surfaces present in the bedrooms and lounge.

A solid wood table, which is both kitchen isle and dining area, integrates a vitro-ceramic hob and seats around itself four diners: this dining room is proposed as a boundary or interface between the two areas (kitchen and living room), facing a blackboard paint coated wall that becomes the informal agenda and graphical guest´s book of a very expressive home. Under the extraction hood, which is also a decorative pendant lamp, you can taste dishes cooked a few centimetres away, while going to the fridge for a beer is a matter of stretching out an arm. It wouldn´t be wrong to say this kitchen, the place where all pleasant meetings and conversations end or begin, has been entirely designed to accommodate routine and pleasure at convenience, from the more practical and less ceremonial point of view.

On the opposite side of the dining room we find a living lounge arranged over an aged oak effect vinyl floor that dialogues in perfect harmony with the original stone wall on its right and a greyish blue gradient wall on the left that brings on the other hand, modernity and stylistic vanguard to the whole. Over such flooring a Persian-style area rug attempts to delineate an area of comfort where arm chairs, sofas, tables and audio-visual console are arranged so to allow entertainment for two, solitary reading, or meeting with friends and music on the background. Decorative eclecticism is key here, incorporating varied textures and patterns, giving hints of textile colour that find all the necessary buffer in the more neutral wood, stone or the trendiest wicker splashing the surroundings.

Turning to the private area of the house, we find in the first place a unique bathroom that serves both bedrooms and the social area. Its location on the floorplan corresponds to that of the bottom of the staircase, which implies maximum use of the available square centimeters, but also a potential feeling of confinement imposed by the low ceiling. Therefore, and with the intention of promoting instead a feeling of spaciousness, designers opted for finishing the space with an expansive, super white, suitable for wet rooms tile which linear grouting would promote, through perspective, a perception grater depth. Along with suspended sanitary furniture, a hanging mirror and a transparent glass shower screen tries to make the whole an arrangement of great lightness, cleanliness and neutrality.

Immediately adjacent to the bathroom we´ll find the master bedroom, whose dimensions allow for the placement of a double bed under a colourful headboard wall with a gradient going from a dim orange (Pantone 2015 Earth Gold) to a bluish grey that connect the floor with the ceilings. Facing the bed, a great matt white laminate wardrobe camouflages itself with the surrounding walls, while hiding inside the much bolder, colourful and trendier garments that these young tenants surely wear. Flanking one side of the bed, additional open storage space for the exhibition of decorative objects that provide warmth and individual personality to the space, along with a generous window with reclaimed wood joinery painted in white differentiates itself from those made of aluminium that have become the standard while letting in an enormous deal of the vital and always welcomed natural light.

In the single bedroom the colour scheme is repeated, this time departing from a deep yellow and affecting in this case the wall located in the right hand side of the bed. In the opposite side, and functioning also as a nightstand, we´ll find a couple of steps that lead to a small dressing room and study area with a veranda that standing on a slightly higher level unfolds as the surprise feature of this small room of maximized use.

In short, this house renovation, its finishes, its selected furniture and general styling tries to stick to the logic of rental, appealing to a young but general taste, while showing that it is possible to decorate with caution, to invest wisely, to bet without losing and to get "wet" without drowning.

Are we talking about "low cost" renovation works? The final invested amount will indicated so, but the finishes, the spatial richness achieved by integration, and its decorative styling, more preoccupied with pleasing than with boasting, make us think of a slightly different concept that could perhaps be defined as "new cost". Within this concept the cost remains low, yes, but in a new way: aesthetically efficient, qualitatively correct and functionally guaranteed.

El mercado inmobiliario de viviendas de alquiler es sumamente competitivo, está plagado de vicios y sus anuncios suenan, casi todos, a cantos de sirena. Nada de esto, sin embargo, carece de explicación: Los propietarios están obligados a invertir con mucha cautela, a intentar dar en la diana del gusto particular de un cliente potencial indeterminado y a proponer acabados y mobiliario a prueba de estilos de vida de lo más indolentes.

Pero aunque todo lo anterior sea cierto y cuando nos ocupa el diseño de viviendas para alquilar, podemos seguir dándonos el lujo de proyectarlas como si se tratase contenedores vacíos, mudos y anodinos? Podemos seguir afirmando que no hacer nada, no decorar, o no decantarse por estilo alguno siguen siendo las únicas maneras de gustar a todos o no desagradar a nadie?

Aun cuando los presupuestos constreñidos sean la norma impuesta por una altísima competitividad, ¿nos abocan éstos irremediablemente a una estética descuidada, ordinaria o anticuada? Y peor aún, si pensamos en arrendatarios jóvenes, estudiantes o trabajadores, ¿tenemos por fuerza que prescribir todo lo desechable, lo barato o de poca calidad?

Con su último proyecto residencial “¡Coruña for Rent!” Egue y Seta ha querido plantar cara e estos retos respondiendo a todas las cuestiones anteriores con un “no” rotundo pero alegre. La vivienda resultante intenta reconciliar ojos con bolsillos, proponiendo espacios de un atractivo decididamente joven, urbano y flexible, que ha resultado tremendamente viable en lo económico para los propietarios. Si ud. se ha imaginado a un hiper-barbado “hipster” subiendo su “fixie” hasta este ático, no le culpamos, pero lamentamos decirle que esta vivienda, realmente un bajo luminoso como un quinto, lo ocupa ahora mismo una lampiña pareja que no almacena trastos low tech.

A la vivienda entramos, como es habitual, a través del área social que integra salón, comedor y cocina en pocos metros cuadrados. Con el fin de contrarrestar la sensación de restricción espacial se han demolido los tabiques intermedios optando por una delimitación que atañe más a los suelos y al mobiliario que se interpone entre las estancia que a las paredes. De tal forma la cocina se levanta sobre un porcelánico imitación a mosaico hidráulico, que habla de la larga historia arquitectónica de la vivienda, propone al mismo tiempo un pavimento resistente y de fácil mantenimiento y finalmente aporta un colorido suave que será más adelante reutilizado como revestimiento degradado en otros paramentos verticales presentes en las habitaciones y el salón.

Una mesa de madera maciza, que es a la vez isla de cocina y comedor, integra una placa de cocción vitro-cerámica, y sienta a su alrededor a los comensales: de esta manera este comedor se propone como límite o interfaz entre los dos ámbitos, encarando una pared revestida en pintura de pizarra que se convierte en la agenda y el libro de visitas informal y gráfico de una casa muy expresiva. Bajo la campana de extracción, que es a la vez lámpara colgante decorativa, se pueden degustar platos cocinados a pocos centímetros de distancia, mientras ir a la nevera por una cerveza es cuestión de estirar el brazo. Así entonces, la cocina, ese sitio en donde acaban o empiezan todas las reuniones o las conversaciones amenas, ha sido enteramente pensada para albergar rutina y placer a conveniencia, desde el punto vista más práctico y menos protocolar.

Al lado opuesto del comedor encontramos el salón montado sobre un pavimento vinílico efecto madera de roble envejecida que dialoga perfectamente con el muro de piedra original, y una pared de degradado colorido que aporta en cambio modernidad y vanguardia estilística. Sobre este pavimento una alfombra de área estilo persa intenta delimitar un área de mayor confort en donde los sillones, sofás, mesitas y consola audiovisual se disponen de manera accesible para permitir el entretenimiento en pareja, la lectura solitaria, o la reunión con amigos y música de fondo. A nivel decorativo el eclecticismo es aquí la clave, incorporando texturas y patrones variados, dando toques textiles de color que encuentran todos la amortiguación necesaria en los acabados neutros propuestos por la madera, la piedra o el mimbre que está hoy en día en pleno auge.

Pasando a la zona privada de la vivienda, nos encontramos en primer lugar con un cuarto de baño único que sirve a ambas habitaciones y al área social. Su localización en planta corresponde con el bajo de la escalera lo que implica un aprovechamiento máximo de los centímetros cuadrados disponibles pero también una potencial sensación de encierro impuesta por la escasa altura de los techos. Por tanto, y con la intención de promover por el contrario una sensación de amplitud, se optó por revestir dicho espacio con un revestimiento expansivo, súper blanco, apto para estancias húmedas (por supuesto) cuyo rejuntado lineal promoviese mediante la perspectiva fugada la percepción de mayor profundidad. El mobiliario de baño suspendido, el espejo colgante y la mampara de transparente cristal intentan hacer del conjunto uno de gran ligereza, limpieza y neutralidad.

De forma inmediatamente adyacente al cuarto de baño encontramos la habitación doble o principal, cuyas dimensiones permiten la ubicación de una cama doble bajo una pared cabecero de colorido degradado que va desde un naranja tenue (Gold Earth Pantone 2015) hasta un gris azulado conectando de esta forma el suelo con los techos. Frente a esta un gran armario ropero, se camufla con el resto de paredes mediante su laminado blanco y mate, mientras que esconde en su interior las prendas mucho más atrevidas, coloridas y tendenciosas que seguramente visten estos jóvenes inquilinos. Flanqueando un costado de la cama, se propone espacio de almacenamiento abierto adicional para la exhibición de objetos decorativos que aporten calidez y personalidad individual al espacio, así como una generosa ventana de carpintería recuperada con cuarterones barnizados en blanco que huye de la estética de aquellas de aluminio que se han convertido en el estándar, mientras deja entrar a raudales la vital y siempre bienvenida luz natural.

En la habitación individual el esquema cromático se repite, esta vez partiendo desde un intenso amarillo y afectando en este caso la pared en ubicación lateral con respecto a la cama. Al otro lado de ésta y funcionando a la vez como mesita de noche, encontramos un par de peldaños que nos llevan hasta un pequeño vestidor y área de estudio con galería exterior que en un nivel ligeramente superior, constituye la gran sorpresa de esta pequeña habitación de aprovechamiento máximo.

En resumen, la reforma de esta vivienda, sus acabados, mobiliario y estilismo general intenta apegarse a la lógica del alquiler, apelando a un gusto joven pero general, demostrando que es posible decorar con cautela, invertir con medida, apostar sin perder y “mojarse” sin ahogarnos.

Estamos hablando de reformas “low cost”? la inversión final así lo indicaría, aunque sus acabados , la riqueza espacial conseguida mediante la integración espacial, y el estilismo pensado más para gustar que para presumir, nos hace pensar en un concepto ligeramente distinto que quizás podríamos definir como “new cost”. Dentro de éste concepto el coste sigue siendo bajo, si, pero de una forma nueva: estéticamente eficiente, cualitativamente correcta y funcionalmente garantizada.
