We are in Boix street, centrally located and close to the river Turia. The intervention was very delicate as the building had several structural deficiencies. We solved the ones we found, always trying not to increase the weight; we used wood and some metal supports for the reinforcements. Most of the problems have arisen in areas where there were water leaks, just what termites like best, damp wood.


The biggest need for Miriam and Oscar's very nice family was to have a bedroom for each child. We have a total of four bedrooms, a storage room, a large bathroom, a guest toilet and the kitchen-dining-living area.
Thanks to the new energy efficiency requirements, the house consumes very little electricity. The windows have low-emissivity glass and the water is heated by an aerotherm. We have provided a power line to install heaters in case of very cold weather; they only needed a radiator for one week this winter. For the days in the west, the split system will cool the house together with the fans.
It is a very efficient flat; one of the keys has been not to install blinds with internal drawers. Darkness is provided by blackout curtains.


Valencia City Council asked us to relocate the original Nolla mosaic pieces in different areas of the house. It has been a clear cost overrun but the result is very satisfactory. The rest of the floor is polished concrete treated with water-based resin, IMPREMOR by MORA. In order not to increase the cost of the work, the brick walls and ceilings have been left exposed. The ceilings have not been worked on, only the false ceiling of reed and the nails have been removed.


The skirting board of the house is made of oak, as are the door and window casings on the façade. We have restored and relocated several doors, such as the corridor cupboard, the storage room swing, the toilet door and the entrance door.
Both the doors and the kitchen bench are made of phenolic plywood boards finished with a dark grey HPL laminate, as are the window frames. The electrical appliances are free-standing.


The bathroom wall cladding is a red paste tile with a beige tone similar to the Nolla floor tiles. We decided to leave the tile edge exposed and use a grout in the same colour.


The work carried out has consolidated the floor for many years to come. We are very grateful for the absolute confidence of the owners, despite the difficulties that the work had; the treatment received made it very pleasant.
