Densify the centre 

The result of the densification process is not only an increase of living area, but also open space. This lies at the core of the design approach. 

Open space between the new buildings is conceived as a ‘park garden’ for the project. Collective meeting spaces for the residents and a public passage for the neighbourhood. 

The project introduces in this way a public route that runs through the building block and connects to various outdoor spaces; from a café terrace under the new colonnade to the central (little) square and various green areas. 

Community building 

At the centre of this project lies the Broydenborg community building. It is deliberately placed inside the building block so that it sits at the heart of the project and connects to the different buildings. 

With its covered outdoor spaces along the colonnade, the facade-benches and an all-glass façade on the ground floor, this is an easily accessible and welcoming building. 

The central square at the east-side of the building allows for outdoor activities. The public route that passes along the building leads to spontaneous meetings and the simple joy of watching passers-by. 

Compact living 

The architecture is straightforward, with the use of a rational structure and robust materials. In addition to ‘assisted living’, housing for the elderly with maximum autonomy, the projects offers space for a hair salon, nail salon, laundry room, multi-purpose room, underground parking and the community centre. 

The units are spread over three buildings on the site. The buildings are kept to a maximum of four levels, related to the neighbouring buildings. The assisted living units have, as much as possible, a double orientation. 

The exterior passageways along the facade are a logical extension of our wish to maximize double-oriented apartments and to seek a connection with the neighbourhood. When stepping outside, even if it’s just for a moment, residents should be able to connect with their living environment and a shared sense of community.

Densifier le centre 

Le résultat du processus de densification n'est pas seulement une augmentation de la surface habitable, mais aussi de l'espace ouvert. Cet aspect est au coeur de l'approche de la conception. 

L'espace ouvert entre les nouveaux bâtiments est conçu comme un « parc-jardin » pour le projet. Il s'agit d'espaces de rencontre collectifs pour les résidents et d'un passage public pour le quartier. 

Le projet introduit ainsi une voie publique qui traverse le bloc d'immeubles et se connecte à divers espaces extérieurs, d'une terrasse de café sous la nouvelle colonnade à la (petite) place centrale et à divers espaces verts. 

Centre communautaire 

Au centre de ce projet se trouve le bâtiment communautaire Broydenborg. Il est délibérément placé à l'intérieur du bloc de construction de sorte qu'il se trouve au coeur du projet et qu'il est relié aux différents bâtiments. 

Avec ses espaces extérieurs couverts le long de la colonnade, les banquettes de la façade et une façade entièrement vitrée au rez-de-chaussée, c'est un bâtiment facilement accessible et accueillant. 

La place centrale située à l'est du bâtiment permet des activités en plein air. La voie publique qui longe le bâtiment donne lieu à des rencontres spontanées et au simple plaisir d'observer les passants. 

Vie compacte 

L'architecture est simple, avec l'utilisation d'une structure rationnelle et de matériaux robustes. En plus de la « résidence assistée », un logement pour les personnes âgées avec un maximum d'autonomie, le projet offre un espace pour un salon de coiffure, un salon de manucure, une buanderie, une salle polyvalente, un parking souterrain et le centre communautaire. 

Les unités sont réparties dans trois bâtiments sur le site. Les bâtiments sont limités à un maximum de quatre niveaux, en relation avec les bâtiments voisins. Les unités de vie assistée ont, dans la mesure du possible, une double orientation. 

Les passages extérieurs le long de la façade sont une extension logique de notre souhait de maximiser les appartements à double orientation et de rechercher un lien avec le voisinage. En sortant, ne fut-ce que pour un instant, les résidents devraient être en mesure de se connecter à leur environnement de vie et à un sens partagé de la communauté.

Verdichten van de kern 

Het resultaat is niet alleen een toename van woonoppervlakte, maar ook van open ruimte. Dit staat centraal in de ontwerpaanpak. 

De open ruimte tussen de nieuwe gebouwen is opgevat als een 'parktuin'. Collectieve ontmoetingsruimtes voor de bewoners en een publieke doorsteek voor de buurt. 

Het project introduceert zo een route die doorheen het bouwblok loopt en aansluit op de verscheidene buitenruimtes; van het cafetariaterras onder de zuilengalerij tot het centrale pleintje en verschillende groene zones. 

Centrum voor de buurt 

In de kern van het project ligt het lokaal dienstencentrum. Dit gebouw is bewust dieper in het bouwblok geplaatst zodat het centraal ligt en een verbinding maakt tussen de verschillende gebouwen. 

Met overdekte buitenruimtes, gevelbanken en een volledig glazen gevel op de begane grond is het dienstencentrum een toegankelijk en uitnodigend gebouw. 

Het centrale pleintje dat aansluit aan de oostkant van dit gebouw kan gebruikt worden voor collectieve buitenactiviteiten. De openbare route die langs het gebouw loopt, leidt tot spontane ontmoetingen en het simpele genot om voorbijgangers te aanschouwen. 

Compact wonen 

De architectuur is helder, met het gebruik van een rationele structuur en robuuste materialen. Naast de assistentiewoningen, biedt het project ruimte voor een kapsalon, nagelstudio, wasruimte, polyvalente ruimte, ondergrondse parking en een dienstencentrum. 

De wooneenheden zijn verdeeld over drie gebouwen op de site. De gebouwhoogte is beperkt tot maximaal vier niveaus, aansluitend op de bebouwing in de buurt. Waar mogelijk zijn de assistentiewoningen ontworpen als doorzonwoning. 

De passerelles langs de gevel zijn ontstaan uit de wens om het aantal doorzonwoningen te maximaliseren en zo veel mogelijk aansluiting te zoeken bij de buurt. Wanneer bewoners naar buiten stappen, al is het maar voor even, kunnen ze zich verbinden met hun woonomgeving en bijdragen aan het gemeenschapsgevoel.
